Gen Z buyers lead every generation on affordability trade-offs
In my 27 years guiding clients through the Colorado real estate market, I've seen each generation approach homeownership with its own unique mindset. It’s interesting to note that Gen Z buyers today are showing remarkable financial flexibility—they’re leading the way in making affordability trade-offs, from cutting back on spending to opting for smaller homes if it means achieving the goal of property ownership. Among international buyers, Canadians seem most willing to downsize, while British buyers are more hesitant to compromise. These shifts highlight how priorities evolve, and as always, providing knowledgeable, professional service helps clients make the decisions that best fit their needs and aspirations.

Homebuyers Find Bargains in Four States’ Housing Markets
As someone who has called Colorado home for a lifetime and has spent 27 years guiding clients through our real estate market, I’m always tuned in to the latest trends. Right now, more than 1 in 10 home listings in Colorado, Hawaii, Florida, and Arizona are being priced below their original purchase price. Across the country, about 7% of listings are below purchase price—largely a result of softer demand, increased borrowing costs, and rising inventory. Navigating these shifts takes experience and a steady hand, qualities I strive to bring to every client I serve.

Bargain Hunting With Rates Above 7%
With mortgage rates still above 7%, many buyers are understandably weighing their options—and as someone who has guided clients through decades of shifting markets, I know how important it is to stay prepared. Recent data suggests that planning ahead pays off: building in a rate cushion of half a percent over the next 3 months, three-quarters in 6 months, and a full point within a year can help you navigate these changes with confidence. What I’ve often seen, especially for those who buy later in the year, is an opportunity to gain some leverage—homes tend to be about 5% less expensive in early Q4 compared to late Q2, and there’s often less competition and more time for negotiation. Last month, with about a 5-month supply of homes on the market, buyers had real bargaining power—whether it was on price, closing costs, discount points, or temporary rate buydowns. Even as the market watches for further moves from the Fed and higher borrowing costs, the long-term goal remains steady: cooler inflation, and, hopefully, some relief on mortgage rates. Integrity and informed strategy are always the foundation of my approach to helping clients navigate these moments.

Mortgage Rates Aren’t Backing Down Yet
With over 27 years as a full-time REALTOR here in Colorado, I’ve learned that navigating the ups and downs of mortgage rates is just part of the journey—especially when rates are holding steady around 7% as we approach year-end. Sticky inflation and the possibility of another Fed hike could keep borrowing costs elevated for a while longer, with wider spreads on mortgage-backed securities adding to the challenge. A real shift downward in rates will likely require more than just patience: we’ll need to see sustained progress on inflation, calmer long-term yields, positive signals from the Fed, and healthier MBS spreads. For those considering buying, investing, or refinancing, it’s wise to use today’s rates as a baseline for planning, while viewing any future rate relief as a welcome bonus. My commitment remains to guide clients with integrity, insight, and service—helping you make informed decisions, no matter where rates stand.

Colorado Home Equity Shapes Household Wealth
As someone who’s proudly called Colorado home my entire life—and with nearly three decades spent guiding clients through every turn of the real estate market—I see firsthand how powerful home equity is in shaping families’ financial foundations. Right now, the median home equity in Colorado sits at $350,000, putting us fifth in the nation and showing just how closely our household net worth (at a median of $370,000) is tied to our homes. While this strong housing wealth can be a real asset, it’s important to remember that concentrating most of our wealth in property can limit options for other financial goals. For Colorado homeowners, understanding exactly how your equity fits into your broader financial picture can help inform decisions around refinancing, downsizing, or diversifying your portfolio. A healthy housing market is something to celebrate, but it’s also a good time to review your overall wealth balance and consider what’s next.

Home Warranties: Smart Ways to Protect Your Appliances
With so many homes now featuring smart appliances, it’s important to know how these upgrades can impact your home warranty coverage. While smart features like Wi-Fi connectivity and software controls make life easier, most standard home warranty plans don’t cover repairs related to these high-tech components. That can mean unexpected costs if a repair is needed—since fixing smart appliances typically comes with a higher price tag. I always encourage my clients to review their coverage details closely and look into available add-ons to make sure those smart features are protected. Drawing on my decades of experience as a REALTOR and customer advocate, I believe being informed up front helps you avoid surprises down the road.

Housing Options Expand, Offering Buyers More Choices in August
As someone who’s spent decades helping folks navigate the Colorado real estate landscape, I pay close attention to market shifts. In August, we saw housing inventory tick up—listings rose 1.2% from July and 3% compared to last year, even though new listings actually dropped by 5%. At the same time, pending sales slipped 0.2% annually, and median list prices edged down 1.3%. With mortgage rates continuing to climb, it’s no surprise that overall market activity has slowed. I always strive to keep my clients informed with clear, honest updates so you can make decisions with confidence, backed by my years of experience and commitment to service.
